A roof replacement is one of the largest expenses a homeowner faces, often five figures. So when a roofing company tells you that you need a new roof, it is reasonable to pause before signing. Sometimes a full replacement really is the right call. Sometimes a repair would do, or the roof has years of life left. Here is how to tell the difference.
Understand the built-in conflict of interest
The company recommending a replacement is usually the same company that gets paid to do it. That does not make them dishonest, but it does mean their recommendation is not neutral. A second opinion from someone who does not sell roofing removes that conflict entirely.
Questions worth asking
- Is this damage functional, or only cosmetic?
- Could a targeted repair solve the problem instead of a full replacement?
- How much usable life does the rest of the roof have?
- Can you show me labeled photos of the specific damage?
- Is the recommendation based on the whole roof or one problem area?
Get an independent inspection first
