Free Roof Inspection vs. Independent Inspection: What's the Difference?

June 21, 2026 · 4min read · True Roof Inspections

After a storm, your neighborhood fills with roofing companies offering free inspections. Free sounds great, but it helps to understand what you are actually getting, and what the company is getting, before you let one up on your roof.

A free inspection is a sales call

Roofing companies offer free inspections because they make money when you hire them for the work. That is not necessarily dishonest, but it means the inspection is the first step in a sales process, and the inspector has a clear incentive to find work that needs doing.

What independent means

An independent inspection is one you pay for, performed by someone with no stake in the outcome. We do not sell roofing, we do not perform roofing work, and we do not work for insurance companies. You are paying for an unbiased answer, not a pitch. If your roof has damage, we prove it with photos. If it does not, we tell you that too.

When each one makes sense

  • Choose an independent inspection when you want a neutral, documented answer before spending money, buying a home, or approving a repair or replacement.
  • A roofer's free inspection can be fine once you have already decided to hire someone for the work and want a bid.

The bottom line

Free is not free if it steers you toward a contract you did not need. For a flat, upfront price, an independent inspection gives you the truth about your roof, documented, so the decision stays yours.
